Sherborn Board Approves 81 Hunting Lane Bathroom Project With Cesspool Deed Restrictions

SHERBORN — June 17, 2026 — Sherborn Board of Health imposes deed restrictions on 81 Hunting Lane cesspool property and defers Silverwood Farm well ruling. The board voted unanimously Wednesday to allow homeowner Warren Sahlstrom to convert a second-floor bedroom at the 1902 Hunting Lane property into two bathrooms, but only upon recording a deed restriction prohibiting conditioning of the unheated third floor, finishing of unfinished basement space, and operation of any garbage grinder — all restrictions lifting only if the property's two cesspools are upgraded to a current-standard septic system. Health Agent Mark noted the cesspools, estimated to date to 1971, have not been inspected since a 2013 Title V report and provide no meaningful groundwater treatment. On 195 Western Avenue, farm operator Jonathan Hodson Walker pressed the board to expand his property's well approval beyond farmhand use to include drinking water for event guests, citing farm events of up to 1,000 people, but the board deferred a decision pending review of outside spigot plumbing standards and consultation with food inspector Tom Curran. The board also set a July 8 deadline for a septic design plan at 155 Maple Street, subject to an enforcement order, and approved food establishment permits for St. Theresa of Lisieux Parish and temporary permits for CNC Ice Cream, Wanderlust, and Lil' Miss Bakery, all subject to outstanding documentation.
