Sherborn Planning Board Continues Three-Lot Driveway Hearing to February 24

Planning Board · Meeting of February 3, 2026

Sherborn Planning Board continues rare three-lot common driveway hearing with no local precedent found. The board voted unanimously February 3 to open and immediately continue to February 24 a public hearing on a special permit for a shared driveway serving lots 3B, 5B, and 6R at 65 Farm Road, after Town Planner Heidi Doyle told the board she could not find a recent Planning Board decision on a common driveway for three or more lots in Sherborn. Abutters Brian Moore and Mary of 49 Farm Road pressed the board on whether the driveway crossing lot 4B constitutes "access" under the bylaw definition and urged the board to search historical files before voting.

Doyle outlined draft permit conditions including a 15-foot minimum driveway width, a fire-department-approved turnaround, a two-year permit validity, and maintenance costs split among the three served lots. The board also unanimously endorsed an Approval Not Required lot-line adjustment at the same address and received word that consultants for a comprehensive zoning bylaw review are now meeting every two weeks, targeting a completed draft by December 2026 for the 2027 Annual Town Meeting.
