SHERBORN — The Sherborn Planning Board continued the Meadowbrook Commons hearing and advanced a major zoning rewrite. Town Planner Heidi Doyle reported the town's Subsidized Housing Inventory stands at 49 units, 3.1 percent of housing stock, but could reach roughly 196 units, near 11 to 12 percent, once Coolidge Crossing's 132 units and Meadowbrook Commons are built. The board voted 5-0 to continue the Meadowbrook Commons EA Multifamily hearing to September 1 after the applicant requested more time.
Co-Chairs James T. Guarino and Stefani Harrison led nearly three hours of line-by-line work on a reorganized commercial Table of Uses with consultant Community Scale, agreeing to special-permit treatment for drive-throughs and automotive uses, a new self-storage category, and exclusion of e-cigarette and smoke shops from retail. Associate Member Jane Materazzo said of the town's current large-scale solar bylaw, "I'd be more for replacing ours completely because I just don't feel it's going to hold up." The board also moved toward eliminating the Business Professional zoning district and discussed a proposed land swap with landowner George Fiske near the railroad tracks on North Main Street.
