Sherborn Planning Board Opens Meadowbrook Commons Hearing, Reorganizes Leadership

SHERBORN — June 9, 2026 — Sherborn Planning Board reorganizes, opens formal hearing on 67-unit Toll Brothers age-restricted development. The board unanimously named Jim co-chair at its June 9 meeting, filling the seat left by the late Frank Jenkins, and also installed Rob as vice chair and Brett as clerk. The centerpiece of the evening was the opening of a public hearing on Meadowbrook Commons, a 25.2-acre, 67-unit townhome project for residents 55 and older off Coolidge Street that has been in entitlements for nearly a decade, winning Town Meeting approval in both 2017 and 2023. Civil engineer Liz Clark of Tay and Bond described a stormwater system capable of near-100-percent phosphorus removal through infiltration basins, while Dave Buckley of Toll Brothers confirmed a 36-month construction schedule. Abutter John Hargrave of 49 Rockwood Street, who said his parents may move into the project, asked the board to require a deed-recorded 50-foot vegetative buffer, well monitoring with a posted remediation bond, and a pre-blast vibration monitoring plan. Neighbor Bob Murchison of 108 Coolidge Street pledged to engage the process rigorously: "I'm going to bring science, I'm going to bring engineering." The hearing was continued to July 7, pending initial comments from peer reviewer Tetratech, which was contracted the day before the hearing.
