Sherborn Home Sales Range From $1M to $2M in Four-Property Summer Stretch

SHERBORN -- A four-sale stretch from mid-June through mid-July saw Sherborn's residential market push into seven-figure territory across the board, with the single disclosed-price transactions all landing above $1 million and the period's top sale reaching $2,025,000.

MARKET OVERVIEW Four deeds were recorded in Sherborn between June 12 and July 11, 2026, with three of the four carrying disclosed sale prices. Those three ranged from $1,050,000 to $2,025,000, producing a median of $1,650,000. The fourth transaction — 255 S. Main St. — transferred at a price not disclosed. Four sales over a roughly 30-day window is a modest but not unusual volume for a small town like Sherborn; the uniformly high price points among disclosed transactions reflect the town's established character as a low-density, high-value market.

TOP SALES The period's highest transaction was 3 Knollcrest Farm Lane, which sold July 10 for $2,025,000. Peter D. Duffy and Susan Duffy were the sellers; Monica Anand and Anshuman Rawat are the recorded buyers.

41 Ivy Lane changed hands June 23 for $1,650,000. The seller of record was the Ronald J. Arigo Revocable Trust, with Ronald J. Arigo as trustee; the buyer is Robert A. Giacchetti, trustee of the Robert A. Giacchetti Revocable Trust — a trust-to-trust transfer.

18 Old Orchard Road sold June 15 for $1,050,000. Aleksandr Boyarin and Mirela Tadic were the sellers; the buyers are listed as San Puyu and Wanchunzi Yu.

NEIGHBORHOOD BREAKDOWN No two sales in this period share a street name, and the four transactions are spread across distinct areas of town — Knollcrest Farm Lane, Ivy Lane, South Main Street, and Old Orchard Road. By price tier among disclosed sales: one transaction fell between $1,000,000 and $1,250,000 (Old Orchard Road), one between $1,500,000 and $1,750,000 (Ivy Lane), and one above $2,000,000 (Knollcrest Farm Lane). The South Main Street sale price was not disclosed.

MARKET NOTES Two of the four recorded deeds involve trusts on at least one side of the transaction. The Ivy Lane sale was a trust-to-trust transfer. The South Main Street deed transferred from individual sellers — Luckshika D. Adikari and Swan S. Adikari — to the Adikari Realty Trust, with Swan S. Adikari named as trustee; that pattern is consistent with an intra-family reorganization, though no motivation is stated in the deed record. That transfer carried no disclosed consideration. Bed, bath, and square footage data are not available from deed records and are not reported here.
