Top Sherborn Sale Hits $2 Million As Prices Span Wide Range This Period

SHERBORN -- Nine properties changed hands in Sherborn between June 19 and July 18, with recorded sale prices ranging from $900,000 to $2,025,000 and a median of $1,297,750, according to deeds filed with the South Middlesex Registry of Deeds.

MARKET OVERVIEW Of the nine transfers recorded in the period, eight included a disclosed sale price; the ninth, at 28 Everett St, did not. Disclosed prices ranged from $900,000, for a condominium unit at 14 Abbey Rd, to $2,025,000, for a single-family property at 3 Knollcrest Farm Ln. The median sale price across the eight disclosed transactions was $1,297,750. Activity was concentrated late in the period: eight of the nine deeds were recorded July 10 through July 17, while the ninth, at 41 Ivy Ln, was recorded earlier, on June 23. Nine recorded sales in roughly a one-month span is the extent of what the count shows on its own; the data here does not include prior-period or year-ago figures for comparison.

TOP SALES The highest-priced transaction was 3 Knollcrest Farm Ln, which sold for $2,025,000 on July 10. Seller Peter D. Duffy and Susan Duffy transferred the property to Monica Anand and Anshuman Rawat.

The second-highest sale was 41 Ivy Ln at $1,650,000, recorded June 23. The property moved from the Ronald J. Arigo Revocable Trust, with Ronald J. Arigo as trustee, to Robert A. Giacchetti as trustee of the Robert A. Giacchetti Revocable Trust.

Third was 3 Maple St, which sold for $1,510,000 on July 17. Sellers Joseph H. Putnam and Mary W.F. Putnam conveyed the property to the Andrew M. Hyde Revocable Trust, with Andrew M. Hyde as trustee.

Fourth was 2 Russett Hill Rd at $1,325,500, recorded July 14. Andrew and Erin Carroll sold the property to Andrew P. and Jessica Ogletree.

Fifth was 59 Prospect St at $1,270,000, recorded July 17. Seller Christopher E. Dunn transferred the property to Christopher Dunn and Christopher Paul Quinn.

NEIGHBORHOOD BREAKDOWN No two sales in the period shared a street name, so no street-level clustering emerged. By price tier: three sales closed above $1.5 million -- 3 Knollcrest Farm Ln ($2,025,000), 41 Ivy Ln ($1,650,000) and 3 Maple St ($1,510,000). Pastore to Daniel E. Pastore and Carolyn V. Pastore as trustees of a trust bearing their names. At 59 Prospect St, seller Christopher E.
