Sherborn Zoning Board renews five permits, continues shed case to future hearing

SHERBORN — November 10, 2025 — Sherborn's Zoning Board of Appeals renewed five special permits and continued a sixth matter at its November 10 meeting. Members Jonathan Fitch and Todd Labbe — the only two of the board's members present — approved four-year renewals for residential accessory units at 28R North Main Street and 52 Brush Hill Road, a five-year renewal for the Flux Pilates studio at 34 South Main Street, and five-year renewals for landscaping operations at 19 Western Avenue and 41 Perry Street, the latter two subject to prior conditions limiting vehicles and trailers on site. The board also granted a finding allowing a kitchen addition and deck modification at 20 Lake Street, ruling the project would not materially worsen the lot's pre-existing non-conformity. A petition from Teresa and Eric Luskin to place a 10-by-12 garden shed on an undersized triangular lot at 263 Western Avenue was continued after the board determined the petition had been noticed as a variance when a finding — the more appropriate and more accessible remedy — is likely the correct path; the chair said he would consult with town counsel and re-notice the petition within one to two weeks.
